Julia Leitão holds a degree in Architecture and Urbanism from Universidade Paulista in Brazil and has more than a decade of experience in the construction sector. Her work in Portugal revealed a clear need: many property owners undertake projects without independent oversight, structured information or sufficient control over important decisions. She founded CMSI to address that need.

Today, she supports each project through an active presence on site, coordination between all parties and continuous documentation, always representing the property owner's interests.

Can I contact CMSI during the design or planning phase?

Yes. Early involvement allows CMSI to assess the current state of the project, identify coordination needs and prepare the oversight process before construction begins.

I've already chosen a contractor. Is it still worth involving CMSI?

Yes. CMSI can join the process after the contractor has been selected to provide independent oversight, organise communication and document decisions throughout the project.

How does the service work for clients outside Portugal?

CMSI monitors the work on site and centralises communication between the property owner and the different parties involved. Reporting frequency, decision points and contact channels are agreed at the outset, so you can follow the project remotely with clear information.

What happens if the build goes over budget?

CMSI assesses the cause of the deviation, reviews its impact on cost and programme, and presents the available options. Any change is documented and submitted to the property owner before work proceeds.

What are your qualifications and insurance?

CMSI provides details of the professional experience, qualifications and insurance relevant to the service before appointment, according to the requirements of each project.

How does CMSI respond when a problem arises on site?
